What’s one of the most important things you’re going to need before signing on the dotted line for your new house? A home inspection right here in the RGV.
When you find a qualified home inspector, they’ll inspect the structure and components of your house and document any potential problems on a report that they’ll return to you. Once you get the results, you can then talk to your real estate agent and the seller to negotiate the asking price or any repairs if needed.
While the standards for a home inspection vary state by state, we’ve compiled a checklist of questions for you to have answered to cover the basics.
1. Structure
- Do the sides of the house appear straight and level?
- Are the windows and door frames straight (not bowed)?
- Are the woods frames and trim secure, without showing signs of rot or decay?
- Are there drip caps over the windows?
2. Electrical
- Is the electrical system up to code?
- Is visible wiring in good condition with no exposed splices?
- Are the circuit breakers and electrical outlets fully functioning?
- Do the light fixtures and ceiling fans work?
3. Plumbing
- Are there any damaged or leaking pipes?
- Does the water heater show any signs of rust or poor ventilation?
- Does the water pump short cycle?
- Is the hot water temperature between 118 and 125 degrees Fahrenheit?
- Are the toilets, sinks, bathtubs, and showers all properly functioning?
- Is there sufficient water pressure?
4. Appliances
- Is the dishwasher totally functioning, including proper drainage and door hinge mobility?
- Is the garbage disposal rust-free?
- Do the cabinet doors/drawers open and close properly with all attached hinges and pulls?
- Are the under-sink cabinets solid with no signs of decay from leaks?
- Are the stove, microwave, and refrigerator all in proper working conditions?
- Does the washer and dryer work?
5. Heating & Cooling
- Is the furnace in good condition, and when was it last updated?
- Does the air conditioning work, showing no signs of rusting?
6. Roof
- Is the peak at a straight level or is it showing signs of sagging?
- Are any of the shingles deteriorating?
- Is the chimney leaning, or are there any bricks missing from it?
7. Grounds
- Is there proper drainage away from the house?
- Is there any evidence of septic leaks or standing water?
- Are there any large branches touching the house or hanging over the roof?
- Is the driveway and sidewalk in good condition?
- Are the railings and landings on any decks or patios strong and secure?
- Are all sheds and fences on the property in good condition?
8. Exterior
- Is the exterior paint in good condition?
- Is there any loose or rotten siding?
- Are the gutters properly functioning and spouting downwards?
- Are the exterior lights and electrical outlets functioning?
9. Basement
- Is there any noticeable mold or mildew odor?
- Does the foundation show any signs of water damage?
- Is there evidence of insect damage?
10. Attic
- Are there any stains from water damage on the ceiling?
- Is there any evidence of decay?
- Is there proper ventilation?
- Is there sufficient insulation?
11. Garage
- Is there a solid foundation without cracks?
- Does the garage door opener work?
- Are the outlets functioning?
The professional inspector you hire should address all of these issues, and probably more, but it’s a good idea to keep this on hand so you can double back to check if everything was thorough. There’s no such thing as being too safe when it comes to your most expensive investment!
